  • Text: This Indenture made the 8th day of January A.D. one thousand eight hundred and eighteen Between Frederick Wentz of Conewago township in the County of Adams and State of Pennsylvania and Mary his wife of the one part and Christina Koutz of Manheim township in the County of York, State aforesaid (widow) of the other part. Witnesseth that the said Frederick Wentz and Mary his wife for and in consideration of the sum on one hundred and eighty five dollars in good and lawful money of Pennsylvania to him the said Frederick Wentz truly in hand paid by the said Christina Koutz at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged and thereof and of every part or parcel thereof doth acquit and discharge forever the said Christina Koutz her heirs and assigns by these presents have granted bargained sold aliened released enfeoffed and confirmed and by these presents doth grant bargain sell alien release enfeoff and confirm unto the said Christina Koutz her heirs and assigns forever all that the following described tract and parcel of land situate lying and being in Manheim township in the County of York and State aforesaid and is bounded as follows. Beginning at a stone corner set in the Baltimore Road thence running with the same North 3 degrees and a half, East 40 perches to a stone thence by land of Philip Werking, North 61 degrees, East 38 perches to a post set for a corner the land of Philip Patterfeld, South 3 degrees and a half, West 52 perches and five tenths to a post, thence by an alley of one perch wide South 74 degrees, West 39 perches to the place of Beginning Containing ten acres and the usual allowance of six acres per cent for roads, with the liberty and priviledge of egress and regress up and down said alley of one perch wide aforesaid which said alley is between this above described piece of land and the land of George Steyer. It being part of a larger tract of land which was surveyed unto a certain Philip Patterfeld in pursuance of a warrant from the Land Office bearing date at Philadelphia the 30th day of April A.D. 1765 and returned and remaining in the Surveyor Generals Office reference being thereunto had may more fully appear and whereas the said Philip Pattefeld and Susanna his wife by a certain Indenture bearing date the 20th day of April A.D. 1802 for the consideration therein mentioned did grant, bargain sell and convey the above described piece or parcel of land (to Isaac Forsyth) ..whereas the said Isaac Forsyth by a certain Indenture bearing the date the 15th day of February A.D. 1803 for the consideration sum therein mentioned did grant bargain sell and convey the above described premises unto John Stroman, Esq. and to his heirs and assigns forever and whereas the said John Stroman, Esq. and Maria his wife by a certain Indenture bearing date the sixteenth day of March in the year of our Lord one thousand eight hundred and five for the consideration sum therein mentioned did grant bargain sell and convey the above described premises unto Frederick Wentz (party hereto) and to his heirs and assigns forever as in and by the several in part recited Indentures relation being to them respectively had may more fully and at large appear. Together with all and singular the houses, outhouses edifices and buildings thereon erected and built profits commodities advantages emoluments hereditaments and appurtenances whatsoever to the said described tract of land belonging or in any wise appertaining and the reversions remainders rents issues and profits thereof also all the estate right title interest use possession property claim and demand whatsoever of them the said Frederick Wentz and Mary his wife in law or equity or otherwise howsoever of into or out of the said described tract of land or any part thereof together also with true copies of all deeds evidences and writings touching and concerning the hereby granted premises or any part or parcel thereof to be had and taken at he costs and charges of the said Christina Kautz her heirs and assigns. To have and to hold the said ten acres of land and allowances so as the same is above described and the premises hereby granted mentioned or intended so to be with the appurtenances unto he aforesaid Christena Koutz her heirs and assigns to the only proper use benefit and behoof of the said Christena Koutz her heirs and assigns forever. Subject to the payment of the proportionable part of the purchase money and interest due and becoming due thereout and thereof unto the Commonwealth of Pennsylvania and the said Frederick Wentz and Mary his wife for themselves and their heirs doth covenant promise and grant to and with the said Christena Koutz and her heirs and assigns by these presents that the said Frederick Wentz his wife and their heirs the said described tract of land so as it is hereby (the following lines were left off/cut off when originally microfilmed)....Christina Kautz her heirs and assigns against them the said Frederick Wentz his wife and their heirs and against all and every person or persons whomsoever lawfully claiming the same or any part thereof by from or under him or them or any or either of them shall and will warrant and forever defend by these presents. In Witness whereof the said parties to these presents have hereunto set their hands and seals dated the day and year first above written.
